Home inspection questions, answered

Straight answers to what Long Island home buyers ask us most.

How much does a home inspection cost?

It depends on the size, age and type of house. Call or text (516) 220-3388 with the address and square footage, or fill out the quote form, and we'll give you an exact price, usually the same day.

How long does an inspection take?

Most single-family homes take about 2 to 4 hours. Larger or older homes can take longer.

When should I get the inspection?

On Long Island the inspection usually happens after your offer is accepted and before you sign the contract. Book as soon as your offer is accepted so you don't hold up your attorney.

Should I be there?

Yes, if you can. Joe will walk you through what he finds and answer questions on the spot. If you can't make it, the photo report tells the full story.

When do I get the report?

Within 24 to 48 hours. You get a summary up front, a full checklist and photos, emailed to you.

Is Joe licensed?

Yes. Joe is a NYS licensed home inspector and a NYS certified building code official, so he knows what code-compliant work looks like and can spot work that likely wasn't permitted.

Do you inspect the roof?

Yes. Joe walks the roof when it's safe. For roofs that are too steep, high, wet or fragile to walk, he uses a drone to get a close look. He's an FAA certified drone pilot.

What areas do you serve?

All of Nassau County, Suffolk County and Queens. We're based in Malverne.

Can I use the report to negotiate?

Many buyers do. The report gives you and your attorney a clear, photo-documented list of issues to bring to the seller. We stick to facts, not fear.
